Common building assembly successes and failures, the nexus between design, constructability, water, and air movement.

How can we construct the built environment so that call-backs are a thing of the past, require less maintenance, defend against component failure, withstand extreme climatic events, and last a lifetime, (at least 100 years)? The opportunity for this has been discussed ad nauseam for decades; upfront cost is regarded greater than value, buildings have and continue to fail due to insufficient detailing. A few years back a 9 year old, 32 million dollar 25 story Seattle high-rise had to be demolished because load-bearing cable ends corroded since they were not sealed with the correct epoxy, and the builders applied the wrong type of grout, which allowed water to penetrate into the cable tendon anchors. By the way, the contractor and the building owner was the Seattle Carpenters Union Local 13.

As builders, we must get ahead of this practice of cost over value and demonstrate how we can move forward and adopt practices that promote value at low or no additional cost and give builders the opportunity to prove we can do it. This session provides examples of construction detailing that home builders may be unfamiliar with.
